I put my own fee at risk
On a new build I apply an 8% penalty on my own fee if I overrun the agreed timeline for reasons down to my management. It is a commitment I sign before we start, and nobody else in Andorra does it.
One person to talk to, for two years
You sign with me. The architect, the engineer, the plumber, the bricklayer, the electrician and the carpenter are coordinated by me. Each trade invoices you directly, so you see the real cost of every item.
A chartered architect signs the project
I work with chartered architects in Andorra, who sign the project. I run the works on site as a building engineer, and I handle the licence and the paperwork with the Comú. You never go to a counter.

How long does a new build take in Andorra?
It depends on the plot, the licence and the size, and anyone giving you a number before seeing your case is selling you smoke. What I can tell you is when you will know: at the end of the project stage you get the realistic timeline, and that is the one used until the end. On a new build, that timeline also carries an 8% penalty on my fee if I overrun it for reasons down to my management.
What are the stages and when do I pay?
Four stages. Creative: sketches and 3D modelling, and what you see in 3D is what you will get. Project: services drawings, construction details and materials advice; this is where the fixed budget and the timeline arrive. Works: direction and coordination, with visits on almost every working day. Handover: checks, snagging and keys. Payment goes in blocks tied to those stages, agreed before we start.
Who signs the project if you are a building engineer?
A chartered architect in Andorra signs the project, and I work with them. I run the works on site as a building engineer, and I handle the licence and the process with the Comú. They are two separate signatures and both are needed: what is unusual is having someone coordinating both for you.
What exactly is the 8% penalty?
If the works overrun the agreed timeline for reasons down to my management, I charge 8% less in fees. It is written into the engagement, not a verbal promise. I do it because my model is the opposite of a builder’s: I do not gain if the works drag on, I lose.
Can I build in Andorra if I am not a resident?
Yes, and it is the part of the job most people underestimate. If you live abroad, the problem is not the regulations: it is that you cannot be on site. That is why reporting goes with videos and photos of the progress, and there is one single person to ask. The legal side of your purchase is your adviser’s; the build is mine.
What if the budget falls short halfway through?
That is what the project stage is for. The fixed budget is built on complete measurements, with every trade quoting on the same measurements and a line-by-line review before it reaches you. What moves afterwards are the changes you ask for, and those are priced and approved in writing before anything is built.
