Three reasons to see it before you buy it

A property is shown at its best. What decides whether the purchase was good or bad is not on display: the services, the structure, the damp, what can be moved and what cannot, and what it will cost to make it what you want. That is known before you sign, not after. I come with you, inspect it as a building engineer and tell you what you are buying. And it is always tied to the renovation: I do not do standalone surveys. What we find on the visit is what gets resolved on site afterwards. It is the way into the service “NO WORRIES JUST BUILD IT”.

You know what it hides before you sign

I check services, structure, damp, joinery and layout. A building engineer sees in one visit what would show up in your second month on site, when it is far too late to negotiate the price.

You know what it costs to make it what you want

It is not only what is wrong: it is what fixing it costs and what can genuinely be changed in that property. With that, buying stops being a bet.

And if it is not worth it, I say so

If the property does not give you what you are after, or if what you want will not fit there, I tell you during the visit. I would rather lose a renovation than put you in the wrong house.

What exactly is checked in the survey?

The real condition of the property: structure, electrical and water services, damp and its causes, joinery, insulation, ventilation and the state of finishes. And the thing almost nobody checks before signing: what can be changed. Which walls come down and which do not, where new services can run, and whether the layout in your head actually fits.

Is this a formal structural report?

No, and that matters. The pre-purchase survey is the way into a renovation engagement: what is found on the visit is what gets resolved on site afterwards. If what you need is an independent expert report for a dispute, or to negotiate and walk away, that is a different product and I do not sell it.

When does it make sense to ask for one?

Before signing, with time to spare. When you have seen the property and you like it, but you have not committed yet. That is the moment the information changes something: you can walk away, you can negotiate knowing what is there, or you can buy with peace of mind.

What if I decide not to buy that property?

Then the survey did its job. That is exactly what it is for. You can use it on the next property you like, because you already have the criteria and you already know me.

Do you need to be chartered to do this?

No, because it is not an independent expert report: it is a preliminary step of the renovation engagement. Chartered status would be needed to issue a standalone expert report, which is a different thing and not part of this service. For the project that does require a chartered architect’s signature, I work with architects in Andorra.

How much does it cost?

It has a fixed price, and I tell you on the first call along with what it covers. I do not publish it because it depends on the property and where it is, and I would rather tell you looking at your case than have you get the wrong idea from a number on a page.
